What Panama City does to a window
Panama City wraps around St. Andrews Bay, and the bay cuts into town through Massalina Bayou, Watson Bayou and the St. Andrews waterfront, so a surprising number of homes here sit within a few hundred yards of salt water. The breeze comes in off the bay most afternoons and carries a light salt mist across The Cove, the Beach Drive bluffs and the St. Andrews streets around the marina. It is not as heavy as the Gulf side, but it dries on the glass as a dull film within a month, and the south-facing windows along the water show it first.
Away from the water, the trees take over. The older neighborhoods of The Cove, Cherry Street, Glenwood and Forest Park were built under big live oaks and longleaf pines, and from late February through April the pollen comes down yellow on every sill, screen and pane. The shade keeps north-facing glass damp enough for mildew in the shoulder seasons. Hurricane Michael thinned the canopy in 2018, and the rebuilt streets in Millville, Springfield and out toward Callaway now have new windows, new screens and young landscaping with sprinklers on well water, which leaves a line of hard mineral spots along the lower panes.

A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Panama City?
Quarterly keeps the bay salt, pollen and mildew under control for most Panama City homes a few blocks back from the water. Bayfront homes in The Cove, on Beach Drive and along the St. Andrews waterfront do better every two months. Most people have the inside glass done once a year.
My windows are new since Hurricane Michael. Do they still need cleaning?
Yes. Most of the replacement windows that went in after 2018 are impact glass with a factory coating, and salt, pollen and sprinkler minerals build up on them the same as anything else. We clean them with soft tools and plain water so the coating is never touched, and a plan keeps the build-up from ever getting a head start.
Can you clean the glass on the older homes in The Cove and Cherry Street?
Yes. A lot of the houses in The Cove, Cherry Street and St. Andrews have original wood sashes, divided panes and tall porch windows. We clean them by hand, pane by pane, and we are careful with old glazing and screens. Tell us the age of the house on the quote form so we bring the right crew.
